This type of escrow is utilized when money needs to be held until one party provides services, money due, or until specific conditions that have been laid out at the beginning of the escrow are met. Escrow is the neutral third party who completes the exchange of funds only after both parties agree that conditions have been met.

Some examples include when a celebrity provides a private concert, and the celebrity wants the promise to be paid and the customer wants the promise of the entertainment.

Other examples include services to be rendered (electrical work, concerts, painting, etc.), items (planes, equipment, cars, paintings, etc.), or occupancy with the promise of keeping the property in good condition.
